Mortgage-financed sales showed an increase of 546.1% compared to January 2019. The share of mortgage sales in total sales was 37.2% (January 2019: 9%). In mortgage sales, Istanbul ranked first with 7,615 house sales and an 18.0% share. The province with the lowest mortgage sales were Ardahan and Hakkari.
71,378 houses changed hands as a result of self-financed transfers. Self-financed transfers increased by 7.5% compared to January 2019. The share of self-financed transfers in total sales was 62.8%. Istanbul ranked first with 13,636 house sales (19.1% share) and Ankara second with 6,759 sales. Antalya was followed by Ankara with 4,198 sales. Hakkari was the province with the lowest number of self-financed transfers.
36,040 houses were sold for the first time (= new construction sales). The number of properties sold for the first time increased by 16.1% compared to the same month of the previous year. The sales share of new properties in Turkey in all house sales was 31.7% (Januar 2019: 42.6 %). In new construction sales Istanbul had the highest share with 6,599 houses which amounts to 18.3%, followed by Ankara with 3,199 houses and İzmir with 2,219 houses.
77,575 houses changed hands in the second-hand sale of turkish property. The second-hand sales showed an 85.2% increase compared to January 2019. Istanbul ranked first with 14,652 sales (18.9% share). The share of second hand sales in total house sales was 68.3% . Ankara ranked second with 8,790 houses sold. Ankara was followed by İzmir with the sale of 4,993 houses.
Property sales in Turkey to foreigners increased by 23.3% compared to the same month of the previous year. In January 2020, Istanbul took the first place in housing sales to foreigners, with 1,875 properties sold. The most popular provinces were Istanbul, Antalya, Ankara, Bursa and Yalova.
